Finvise methodology
The reasoning a RICS surveyor applies, replicated
Our AI takes no shortcuts. It follows the same evidence-gathering process as a qualified valuer, then applies systematic estimation to produce a defensible figure.
RICS Red Book valuation requirements
Under RICS Valuation Standards (Red Book), a qualified valuer collects comparable transaction evidence, examines local yield data, inspects the property and applies judgement to form a market value opinion. Finvise replicates those evidence-gathering and analytical steps at machine speed, giving your team a structured basis before deciding if a site visit is warranted.
This does not replace professional judgement. It compresses desk research that normally takes two to three days into a structured output underwriters can read within a working morning.
Data queried by Finvise
Each Finvise report uses the public and licensed sources a qualified commercial valuer would consult.
HM Land Registry
Title register and price paid data for comparable commercial transactions
BCIS Cost Benchmarks
RICS and BCIS construction cost indices by property type and postcode district
Comparable Transactions
Commercial lease and sale records cross-referenced with EPC register data
Yield and Vacancy Indices
Local commercial yield indices and vacancy rate data by sector and submarket
Planning Constraints
Use class designations and listed building status in local authority records
Flood and Environmental
Environment Agency flood risk zones and contaminated land register entries
How we test estimate accuracy
Finvise output is benchmarked against RICS Red Book reports commissioned by early-access lenders. Current benchmark: 430 commercial properties across Greater London and Manchester, with a median deviation of 6.2% against independently commissioned valuations.
RICS factors by design
Each Finvise report follows the same five valuation factors required by a Red Book instruction: market evidence, reinstatement cost, yield analysis, tenure and lease terms, and known risk flags. The AI output is intended for a chartered surveyor to read, not just a credit underwriter.
Finvise: scope and limits
For pre-screening and desktop appraisal
Finvise is an AI valuation tool, not a substitute for a full RICS inspection in regulated lending transactions where policy requires a Red Book report. It is intended to sit upstream.
- Limits RICS instructions to deals that genuinely need a site visit
- Gives credit teams a defensible starting figure the same morning
- Flags limited comparable coverage when it occurs, rather than hiding it
- Makes no certainty claim where comparable evidence is thin
