Better data for commercial property valuation

Founded in 2023, Finvise is reshaping UK commercial property appraisal. We built the evidence-gathering infrastructure lenders and surveyors need, assembled at machine speed rather than over weeks.

Why Finvise exists

Commercial mortgage applications often sit for two to three weeks as lenders await a surveyor's report. Credit teams may have a borrower, deal, and address, yet cannot decide until a surveyor arrives with a clipboard and tape measure. The visit takes hours; related administration can take weeks.

Much of the underlying information was already public: HM Land Registry records, BCIS cost benchmarks, planning data, flood registers, comparable transaction feeds, and yield indices. Skilled valuers can bring it together. The constraint was assembly time, not access to information.

Finvise brings those inputs together at machine speed. We organised the evidence a Red Book valuer gathers, trained models to assess it as a RICS professional would, and shaped the output around the needs of credit underwriters and chartered surveyors.

The result is a desktop appraisal delivered the same morning a loan application arrives, not three weeks later. It does not replace professional judgement. It removes the wait before it.

What guides us

01

Transparency over precision

When comparable data is insufficient, we say so. A clear uncertainty flag helps a lender more than a confident number that cannot withstand scrutiny. We do not hide limited evidence behind a headline figure.

02

For professional use

Our output is made for chartered surveyors and credit underwriters. Reports follow the five-factor structure required by a Red Book instruction, fitting existing professional workflows rather than sitting beside them.

03

Evidence over black boxes

Each figure in a Finvise report carries a source citation, including comparable transactions, cost benchmarks, yield data, and risk-flag origins. Compliance teams can trace every number to its source, as audit requires.

04

No false substitution

Finvise sits upstream of professional valuation, not in place of it. We do not claim our output meets regulated lending requirements calling for a RICS Red Book report. We reduce the delay and cost before that report.
